Fort Lauderdale is the second-largest city in Florida, situated on Florida's southern coast, right beside Miami. The city was built around an island called the Keys, which separates the Atlantic Ocean from the Atlantic. The city is surrounded by the Atlantic Ocean to the west, Atlantic Ocean to the south, the Gulf of Mexico to the east, the Florida gulf to the northwest, and the Cascades to the north. In total, Fort Lauderdale has a population of about five million people, and is the second largest city in Florida. The largest city, Miami, is located to the south.

Fort Lauderdale's geography makes it a unique place in Florida and lends itself to an interesting real estate niche. Because the city is so nearby to the larger cities of Miami and Orlando, it is attractive to high-end buyers looking for a waterfront property. Real estate values in Fort Lauderdale are also generally higher than those in smaller neighboring towns and cities, so the city has attracted a number of well-to-do people.

The population of Fort Lauderdale has been increasing every year since the turn of the millennium, but the rise of the island and its surrounding waters have played a part in the rise of the population. As the island has developed into a more upscale destination, more of the high-end, high-income tourists that once came to Fort Lauderdale are now moving to the mainland. That means an increase in the demand for real estate. And with an improving housing market and rising population, there is no shortage of real estate now in Fort Lauderdale, or in the surrounding area.

Though Fort Lauderdale is growing, that growth is not taking the tourists away from the mainland, as many might think. In fact, the island is home to many popular golf courses, boating areas, and family attractions such as Disney World. The city is close enough to Miami that it is convenient for mainlanders to come in and out of town without having to drive. And, of course, there are many restaurants to choose from in Fort Lauderdale to keep residents full on any given day.

As the island continues to develop, there is likely to be a continued rise in the population as well as the demand for real estate in the city. The success of the local restaurants in attracting top chefs to visit the island will continue to attract new culinary talent, bringing even more people to Fort Lauderdale. Though the overall population of the city may continue to age, the influx of baby boomers from other states will continue to fuel a continual increase in the population. As this population increases, the demand for real estate will continue to increase, bringing the value of property right back up to where it should be.
